In the spring of 1994 we were looking for just the right house for a client...and we found it. The seller was not interested in accepting an offer subject to the sale of my clients home (although that was irrelevant because it was surely going to sell immediately anyway). Here we were, after looking for almost a year, we were going to lose "the right house". They did not feel comfortable risking the purchase without selling first but also were not comfortable selling without finding the right home first.

So began my guarantee. I simply asked if they knew of a worst case scenario and it was livable would they want to make the purchase. After reviewing the figures and calculating the lowest bottom line that they could depend on we wrote up my first guaranteed sale listing agreement...then proceeded to write a cash offer for a substantial discount on the property they wanted to call home.
